The seaside promenade is just across the street and ideal for some fantastic walks by the sea. The apartment has access via a modern lift and is on the 4th floor level. There is a great sense of super spaciousness, light and superior comfort with modern furnishing throughout. The wide hallway leads to the kitchen, dining and living dining area that extends directly on to a large terrace equipped with a seating area. To the other side of the apartment is a bathroom and 4 spacious bedrooms, three of which have a bathroom en suite and air-conditioning. The 4th bedroom is part of bedroom nr 3 and has 2 put up single beds and has no ac i.e shares the ac of the third bedroom . The 4th bedroom is accessible through the 3rd master bedroom and may also share the en suite bathroom. The living area has a large sofa coffee table and 50""TV. property is fully air conditioned and WIFI enabled. DESCRIPTION OF THE AREA & ATTRACTIONS NEARBY

The area of Ta Xbiex is a highly saught after area, well known for the proximity of the luxury yacht marina and a number of international embassies. Ta Xbiex is connected from one side by the seaside promenade towards Sliema, Tigne and Manoel Island, which also extends all the way to St Julians on one side and msida and valletta on the other side. this makes the location most convenient to get to other areas of interest , entertainment and enjoyment within either a short walk or bus ride. The Ta Xbiex seafront also hosts some well known local restaurants that serve both local and international cuisine. Ta Xbiex is a very safe, secure and upmarket area for anyone to stay. Recent upgrades to the area have brought the main street of and seafront to be amongs the most prestigious parts of the island and in line with the likes of the popular Portomaso zones found in St Julians. Getting to a beach for swimming is easy and only just a short bus ride along the seaside promenade towards the Sliema front areas, which you can also walk along. The capital city of Valletta is a5 tp 10 minute bus ride away.

SERVICES PAYABLE ON SITE
First 300 units of electricity consumption per rental is provided free of charge, consumption over 300 units per week is charged at EUR 0.25 per unit as per meter reading and is payable to the owner/caretaker prior to departure.
SECURITY/BREAKAGES DEPOSIT
A refundable security/breakages deposit of EUR300 is required on check in. Other or Young guests under the age of 25 years old may be requested to provide a higher security deposit of 500 to 1000EURO depending on the average age group at the discretion of the caretaker/property owner.
ENVIRONMENTAL CONTRIBUTION
Payable on arrival/check in. An environmental contribution of EUR 0.50 per person per night, capped at a maximum of EUR 5.00 for each continuous stay. This contribution is payable by local and foreign guests from the age of 18 and over and applies to all types of accommodation on the Maltese Islands.
